Design Solutions is a young and dynamic practice of Architects and Interior Designers. 

The company was established in 1994, and instead of following the trend of narrow specialisation, chose a multidisciplinary approach providing services from initial Concept Design through Design Implementation and Technical Support to Project Management.

The result is a broad knowledge and experience, and the ability to understand "the big picture", all employed to maximize the benefits to our clients.

The Company has worked on a wide range of Commercial and Residential projects for [the] International Corporations and Individual Clients in the UK and abroad.

1.  Glendun, Ireland

An existing family lake house in the Irish countryside was damaged by fire and the Client approached us with an idea of a new house as a replacement.
Our proposal centred on the lake being the main focal point.  The shell-like design of the main part of the building was intended to maximise the serene and calming views over the water and the nearby hills.
The elevation to the lake has been envisioned as one continuous window connecting external and internal spaces.  The double height aspect in the living area wing brought in the natural light and feeling of airiness.
The house has been finished as a modern, contemporary residence with high quality materials and furnishings.
In addition to design and detail development, we have successfully dealt with local authorities and have supervised works on site from start to finish.

2.  Bluewater Yacht

The design and detail development for the interiors of the newly built, 65ft yacht for the marine branch of a leading interiors fitting-out company. 

3.  B2, Belgrade

A newly built, mixed-use residential and commercial development in the heart of Belgrade created a chance for a major interior design activity within our bureau.  The proposals were created for the main entrance lobbies and reception areas, as well as complete space planning for the offices over three storeys.  The separate package consisted of complete fitting-out and detail development for the penthouse apartments, with close liaison with future tenants. 
Currently, the project is in its construction phase and regular site supervision is required. 

4.  Repton Park

An existing hospital wing – within a listed building, was marked for refurbishment into luxury flats by leading property developers. 
The apartments have been designed to a high standard, and the full detail development and construction documentation produced as well as site supervision and coordination between sub-contractors for the duration of the project.

5.  Blenheim Crescent

The existing[,] dilapidated dance studio, situated within two connected period buildings in the Notting Hill/Portobello Road area, has been redeveloped as [a] six self-contained, modern apartments.  Four of these are maisonettes with spectacular clear ceiling heights and large fenestration allowing natural light in. 
Our involvement consisted of initial concept design, planning and construction phases, interior design as well as complete project management including site supervision.

6.  Amies Road

The existing maisonette flat within a listed building has been redesigned with light and open space being the main features.  The use of glass screens and balustrading allow the rooms to function as one continuous space, with natural oak flooring and wall panelling used throughout.  The existing roof beams have been intentionally retained exposed and painted white to further increase the perception of volume of free space.
The project has been site managed and all of the detail construction drawings and interior design provided for the duration of the works.

An existing[,] bland 2-storey detached house in the heart of Hampstead, in a need of modernisation has been replaced by a bold four-storey, modern townhouse with a garage.  A substantial lower-ground extension has been carved out of the existing site and connected with the ground-floor to provide large living quarters over 140m
2
The front elevation has been designed so as to break up the mass and the bulk of the new proposal.  The use of rendered, set-back surfaces and cedar cladding achieved this goal, and helped the new building ‘settle’ in between neighbouring properties. 

8.  Goldeneye, Barbados

An opportunity arose to design a new villa in a beautiful location on the Barbados island.  The brief asked for ample spaces for the family with further separate apartments for the guests visiting in the future. 
The concept design received a warm approval from the Clients and the result was a three storey villa in a colonial style spread across 300m
2, with swimming pool and garage and three additional apartments on the lower-ground-floor.
The detail development and production of full working drawing package ensued for the construction phase, with close cooperation with the joinery subcontractor.

9.  DS4, Canary Wharf

One of the more distinctive buildings on the Canary Wharf has been designed by architects Skidmore Owings and Merill.  The ground-floor entrance hall and lift & reception lobbies have been envisioned as rich and inviting spaces, with clean lines and a wealth of modern materials.
The main fitting-out contractor requested our services for detail development of all of the components that formed the ceilings to these areas.  An extensive work and attention to detail was required to produce the substantial amount of manufacturing drawings for the stainless steel panelling.  There was no room for errors as the manufacture, shipping and installation deadlines were all tightly arranged. 

10.  Berkeley Square, Mayfair

A new build commercial property has been designed by EPR Architects for one of the leading UK banks.
Our role has been to produce complete sets of manufacturing and installation drawings for the main contractor working on the interior fitting-out package.  The areas covered were main reception lobby, lift lobbies and sanitary facilities – with detail development to flooring, ceilings, joinery, reception desks and wall cladding done in stone and wood panels.

11.  Upper Brook Street

The existing 6-storey Georgian townhouse in the centre of Mayfair was[has been] in need of renovation.  A new 2-storey extension was proposed to the rear lower-ground and ground-floor as part of brief by the Client in need of more habitable space.  In addition to the proposed extension, the upper part of the building, including fourth-floor apartment and roof, has been proposed to be demolished and completely rebuilt with construction of a new roof terrace. 
The scope of works required planning consent, complete construction package and full project management, site supervision and close coordination between interior designer and all of the trades employed.
The result is a stunning townhouse, with distinct “French Renaissance” feel - finished to exceptionally high standards of workmanship. 

12.  Greencroft Gardens

The existing[,] three storey semi-detached building located in the West Hampstead was in need of renovation.  The client wanted to maximise the space potential of the building and we have prepared proposals for the substantial extensions at the lower-ground and loft levels.  In addition, the floor space has been optimized by rearranging the layouts of the individual apartments. 
We have applied and been successful in obtaining planning consent in relation to both proposed extensions.  The full construction and detail drawing packages have been prepared, and we have been dealing with the main contractor on site. 

13.  Inverness Terrace

The client [have] approached us with a view to completely refurbish the existing top-floor apartment to modern standards.
We have provided the interior design and detail development and production of working drawings.  [The ]Advice was given on wall and floor materials and colour schemes, as well as choices of furnishings, sanitaryware and appliances to be installed.
[The ]Full project management has also been provided for the duration of works.

14.  Ornan Court

The long standing relationship with a property developer resulted in our involvement on an existing nurses home building.  This already imposing five storey period property has been further extended at the loft and lower-ground levels.  The complete refurbishment of the interiors has been planned out to form 55 new flats. 
Planning, interior design and detail design development phases have been employed to see the project to the end. 

15.  Cabot Square, Canary Wharf

We have undertaken detail development and production of working drawings for the shopfront fitting-out package to a large number of retail units at Canary Wharf development. 

16.  Jubilee Tube Link, Canary Wharf

The extension to Jubilee Tube involved construction of a new retail area that has been linked with existing shopping facilities underground at Canary Wharf.
We have worked with the main interior fitting-out contractor on detail design development and preparation of working drawings for flooring, ceilings, wall cladding and manufacturing drawings for glass shopfronts and display cabinets. 

17.  Hazelwood, Ireland

The first of the two new build family homes in Ireland has been designed and developed with detailed input from the Client.  The request was for a modern variation of a countryside home with all the high-tech facilities available to residents.  This ‘smart home’ covers 750m
2 and features Burlington stone cladding to both internal and external walls and oak beams, doors, flooring and furniture have been used to achieve the sense of warmth.  The house features a separate wing with 15m swimming pool and a dedicated gym area.  As the client is a passionate keeper of racing horses, the need for proper upkeep resulted in a stables complex designed and built in the close vicinity of the main residence. 
All of the necessary planning permissions have been applied for and granted by the local authority.  The development has been supported with a tender and construction detail drawing packages and fully supervised on site.

18.  Foccacia Restaurant, Hyatt

Concept design for interior fitting-out refurbishment of an existing restaurant within the Hyatt Hotel in Belgrade. 

19.  DS5 Citigroup, Canary Wharf

The reception lobby and business centre within new Citigroup headquarters at Canary Wharf, as designed by Adamson Assoc.  has been marked for interior fitting-out.  We have completed a detailed design development drawing package to aid the main contractor with procurement and installation of all joinery components.

20.  Greater London Authority HQ

A newly built project as designed by Foster and Partners on the south bank of Thames.  Our involvement has been on the detail design development phase for the sanitary facilities fitting-out.  This resulted in production of working drawings for drywalls, ceilings, joinery, wall and floor stone panels and vanity top units.

21.  Cartier Circle, Canary Wharf

A newly built commercial development has been commissioned by Canary Wharf Group.  This new building has been envisioned as a gateway to the eastern side of Canary Wharf development, within a setting of a number of high-rise office towers to the west and residential blocks to the east.
The proposed building was intended to occupy a plot of land between the waterfront and roundabout and partly below an existing bridge.  This has posed an interesting challenge in terms of design, that needed to take these constraints into consideration.
[The ]Several concept proposals where prepared with scale models built in-house.  The feasibility studies have been prepared to substantiate the different proposals.  The final proposal consisted of two terraced towers of differing heights, nine and seven storeys high, linked by a bridge – acting as a ‘formal’ gateway at the eastern entrance to Canary Wharf complex. 
At present[,] the scheme is awaiting the approval by the Client, with a view of planning stage presentation in the near future.

22.  Bank of America

The fitting-out of the conference auditorium by the prominent interiors specialist company required detail development and production of manufacture and installation drawings. 
The complete construction drawing packages were produced for the drywall acoustic panelling, leather wall panelling and suspended ceiling metal mesh assembly with integrated lighting and sound installation.
